What You Will Be Doing
The Assistant Chief Building Engineer supports the Chief Building Engineer in overseeing the efficient operation of all building systems and assists in communicating any conditions affecting building services, client safety, and comfort.
In this role, you will help provide operational support and day-to-day leadership to the engineering team, ensuring building systems operate safely, efficiently, and effectively in a cost-conscious manner. You will also play a key role in maintaining high standards of professionalism while supporting the goal of maximum uptime across all building systems.
Additionally, you are expected to maintain a strong working knowledge of applicable codes, laws, and regulations related to facility operations, helping to ensure compliance and mitigate building risk.
Assistant Chief Building Engineer Duties & Responsibilities
- Respond to customer complaints and maintain positive relationships with all customers and Affiliated Building Services personnel.
- Assist with the general maintenance of building plumbing, electrical, life safety, and HVAC systems, as well as daily building operations.
- Support preventive and reactive maintenance schedules and activities.
- Review logs and help identify problem areas and recurring issues.
- Record and evaluate preventive maintenance activities and programs.
- Open and close work order tickets within the CMMS (e.g., Building Engines).
- Conduct routine equipment inspections and assist in evaluating maintenance and repair work.
- Assist in training and mentoring engineering staff on maintenance tasks and procedures.
- Communicate company and client policies and procedures to team members.
- Communicate to the Chief Engineer or Project/Facility Manager issues that may impact customer or employee relations.
- Assist mechanics in troubleshooting complex maintenance problems.
- Support enforcement of safety standards and promote a safe work environment.
- Help ensure adherence to work rules, policies, and expected employee behavior.
- Respond to employee concerns and escalate as appropriate.
- Assist with completion of daily, weekly, and monthly logs and reports.
- Step in to lead operations in the absence of the Chief Building Engineer.
Assistant Chief Building Engineer Skills & Requirements
- High School diploma or G.E.D. equivalent. (Required).
- Minimum 4-6+ years of experience with commercial building operating systems and general maintenance procedures.
- Leadership or supervisory experience preferred.
- Strong skills in operating hand and power tools, lifts, scaffolding, ladders, and diagnostic equipment.
- Ability to troubleshoot building systems including electrical, HVAC, and controls; ability to interpret blueprints and schematics.
- Ability to read and comprehend instructions, correspondence, and operational documentation.
- Ability to write basic correspondence and maintenance documentation.
- Strong communication skills for interacting with customers, clients, and team members.
- Proficient knowledge of Microsoft Office Suite and maintenance management systems (CMMS).
Physical Considerations
- Walking and standing for long periods of time.
- Reach with hands and arms; climb; balance; stoop, kneel, crouch, or crawl in a confined space.
- Work at heights up to, and sometimes exceeding, 100 feet.
- Lift up to 50 pounds and frequently move up to 100 pounds, while adhering to CSI safety instructions prescribed in the safety handbook and all other safety courses provided.
